Office and lab decommissioning and clear-outs

Offices and labs emptied for a lease end, a move or a closure: furniture, benches, equipment, e-waste and data.
Talk with a Managing Partner Now

When a lease ends, an office downsizes or a lab closes, our Ottawa team empties the space and hands it back on your date: furniture, cubicles, benches, racks, equipment, cable and e-waste. What has value is resold and credited against the job, what holds data is destroyed, and the rest is recycled. One crew, one invoice.

The whole move-out, not just the electronics

Emptying a building is rarely one kind of work. There are cubicles and furniture, lab benches and test chambers, server racks, long runs of cable, and bins of old electronics, some of it holding data. Hiring a separate company for each is how deadlines slip.

Our crew takes all of it. Electronics and metals go to our Orillia facility for recycling. Drives and sensitive hardware are destroyed with a certificate. Equipment that can be reused is resold and credited to you.

What we clear
Offices: cubicles, furniture, shelving and meeting rooms
Labs: benches, test chambers and instruments
Production areas: lines, fixtures, racking and machinery
Server and communications rooms: racks, cabling and power gear
Cable removal above ceilings and under floors
E-waste, scrap metal and surplus equipment of every kind

When people call us

A lease is ending

The space has to go back to the landlord empty, on a date, in the condition the lease asks for.

Downsizing or consolidating

Floors or whole sites folded into fewer, with what is worth keeping moved and the rest cleared.

Moving to a new space

The old space emptied and the new one fitted up, as one job.

A lab or a line shutting down

Benches, chambers, instruments and production equipment out, with anything that holds data destroyed.

A merger or a closure

Sites emptied after a merger, a closure or a receivership, with a record of what left and where it went.

A tenant has left

Landlords and property managers clearing what a departing tenant left behind.

How a clear-out runs

1

Send photos and a list

Photos of each room, a rough count of workstations, equipment and racks, the address and your hand-back date. We reply with a written quote.

2

We plan it with your building

Elevator and dock bookings, contractor rules, the certificate of insurance and access for the crew are sorted before anyone arrives.

3

Our crew clears it

Furniture, equipment, cable and e-waste come out in the order your schedule needs. Anything that holds data is kept apart.

4

Every item goes where it should

What can be reused is resold and credited against the job. Electronics and metals are recycled at our Orillia facility. Drives are destroyed.

5

You get the space and the paperwork

An empty space on your date, certificates of destruction and recycling, and a settlement report.

What you get back

Certificate of destruction

What was destroyed, how, when and where, with serial numbers when recorded.

Certificate of recycling

Confirms your material was recycled through our Orillia facility.

Settlement report

Weights by material, with any credit or fee.

Decommissioning

A 60,000 sq ft lab, emptied in 6 months

An equipment maker needed a 60,000 sq ft lab facility emptied. EDI cleared it: benches, chambers, racks, cable, furniture and e-waste.

60,000 sq ft
Space
6 months
Duration
337,897 lb
Recycled
Up to 15 people
On site

Material credits from the equipment and metals were applied against the cost of the work, and the project stayed inside its purchase order.

Fit-ups and installs

The same crew builds as well as clears. We install lab benches, storage shelving, cubicles and racks, and we set up equipment after a move. If you are moving out of one space and into another, it is one job.

What our customers say about us

  • “I needed to manage the largest move in Mitel's 48 year history. The reduction of space and move involved the disposal of thousands of pounds of e-waste, steel and furniture in an environmentally friendly manner. EDI had the knowledge and resources to get the job done. There were tight deadlines, which EDI committed to and delivered on.”

Questions we get

Do you work outside Ottawa?

Yes. The crew is based in Kanata and most jobs are in the Ottawa region, but we take decommissioning jobs elsewhere in Ontario and in Quebec, quoted per job.

What happens to the furniture?

It is reused or resold where there is a taker, and recycled where there is not.

Can you work to a landlord's hand-back date?

Yes. Tell us the date and the condition the space has to be left in, and the plan is built backward from that.

Is there a minimum job size?

Small jobs are welcome. On-site work has a minimum booking, which we confirm when we quote.

Do you take out the cabling too?

Yes, when the lease calls for it. Cable comes out from above the ceilings and under the floors as part of the clear-out.

What does a clear-out cost?

Each space is quoted in writing. The size of the space, access in and out of the building, and how much can be resold make the biggest difference, and resale and metal value is credited against the job. What drives the cost covers the rest.
